Yes. The Free plan lets you manage up to two properties with rent tracking, tenant details, compliance tracking and document storage — for as long as you like. No credit card, no trial countdown.

Very easy. Download our free Excel import template, fill in your properties, tenants, tenancies and up to 2,000 rows of financial history, then upload it once. Slatebase validates every row, shows you a preview, and imports everything on your confirmation. Most landlords are fully set up within an hour.

Yes. You can upgrade or downgrade at any time. If you upgrade mid-billing period, you'll be charged the pro-rated difference. If you downgrade, you keep your current tier until the end of the billing period.

We'll let you know when you're approaching your limit and prompt you to upgrade. We won't lock you out or delete your data — we just won't let you add new properties until you upgrade.

Prices shown are exclusive of VAT. UK VAT at the standard rate (20%) applies to all paid plans. If you're VAT registered and need a VAT receipt, these are available in your account settings.

Annual billing charges the full year upfront at a 20% discount. So instead of £12/month (£144/year), you pay £115 annually — saving £29. For Portfolio, you save £70 a year versus monthly. The 30-day money-back guarantee applies to annual billing too.

The Agency tier is designed for two types of customer: landlords with more than 20 properties, and letting agencies that want to offer a co-branded portal to their self-managing landlord clients — showing the agency logo alongside Slatebase. Full white-label and custom subdomains are available as add-ons. Pricing is agreed based on the number of landlords or properties. Get in touch and we'll walk you through it.

Your data is stored in the UK and processed in accordance with UK GDPR. We use Supabase for database infrastructure with row-level security, and all data is encrypted at rest and in transit. You can export all your data at any time on any plan — your data is always yours.

It's billed per capture session, not per room — so a full walkthrough of a six-room property is one charge, not six. On Starter, that's a one-off £5 per session, covering every room you sort in that walkthrough. On Portfolio and Agency, it's included with no per-session charge. You can still upload and sort photos manually on any plan without AI; the fee only applies when AI drafts the inventory for you.

Tenant screening is pay-as-you-go on top of any subscription plan, including Free. Buy a pack of 1, 4 or 10 credits; one credit covers a full reference (Right to Rent, credit check, employer and previous landlord reference) for one applicant. Screening credit prices are shown inclusive of VAT, since that's what's charged at checkout — this is different from the subscription prices elsewhere on this page, which are shown exclusive of VAT. Credits don't expire and a credit is only used once a reference is actually submitted.
